Miami is the largest city on this map, and the census makes the commercial shape of it plain: it is younger, renter-heavy, and expensive relative to what households earn. Median household income runs about $59k, median age is near 40, only about three in ten households own, and a typical home is still worth about $475k. That is why the money here is in urgent professional services and in movement — legal, medical, airport and car service — more than in a suburban trades market.

The city is not one pack. Brickell and downtown are the densest, most contested cells, where legal and medical turn on review velocity. Wynwood and the Design District form a second market a mile north, where a listing can read as first at the pin and vanish west toward Midtown. Little Havana and the 33125/33142 corridor are a third — winnable ground for medical and home services when coverage is set to the cells, not the office pin. Rank from a Brickell address is not rank in Little Havana.
